When water starts moving where it's not supposed to—like from a burst pipe in your attic or a slab leak under your home—it doesn't discriminate. It's an equal-opportunity destroyer. Structural Components: The Bones of Your Home
The first thing water attacks is the structure. Because many of these materials are hidden behind walls, you might not even know they're being ruined until it's too late.
Drywall and Insulation
Drywall is basically gypsum sandwiched between two layers of paper. When it gets wet, it's not just "damp." It's a buffet for mold. Fiberglass insulation is even worse—it acts like a sponge, trapping water against your wooden wall studs. This leads to "wicking," where water travels up the walls, damaging everything in its path. If insulation isn't removed and dried, it loses its R-value permanently.
Wood Framing and Studs
Wood is naturally porous, but it's surprisingly resilient—if it's dried properly. However, if water is allowed to sit against your wall studs or floor joists for more than 48 hours, wood rot (fungal decay) can set in. Flooring: The First Line of Defense (and Destruction)
Floor finishes are often the most visible victims of water damage.
- Hardwood: Water causes wood fibers to expand, leading to "cupping" or "crowning." If caught early with professional drying systems, we can often save high-end hardwood. If not, the damage is permanent.
- Carpet and Padding: In most cases, the padding is ruined the moment it gets wet. The carpet itself can sometimes be saved if it's Category 1 water, but if it's sewage, it must be replaced.
- Laminate and LVP: While LVP is often marketed as "waterproof," it's really only water-resistant on the surface. If water gets under the planks, it gets trapped. Laminate flooring is usually ruined once the edges get wet.
- Tile: Tile itself is rarely ruined, but the subfloor can be. If the subfloor stays wet, the tile will eventually crack or pop off.
Personal Property: What Can't Be Replaced
This is the part of water damage that hurts the most. Your furniture, electronics, and documents are often the things you care about most.
Furniture
Furniture made of particleboard or MDF is almost always ruined if it sits in water for more than an hour or two. Solid wood furniture can often be saved through specialized cleaning and drying, but it needs to be moved to a dry environment immediately.
Electronics
Water and electronics are a bad mix. Beyond the immediate risk of a short circuit, water causes internal corrosion. If your devices were exposed to water, they need to be professionally evaluated before you try to turn them back on.
Documents and Photos
