Structural Drying & Dehumidification in New Braunfels, Seguin, and Across Comal & Guadalupe Counties

Water extraction removes standing water. Structural drying removes bound moisture from building materials and the air.

WTR Restoration performs engineered structural drying following ANSI/IICRC S500 standards, using psychrometric analysis, calculated airflow, and controlled dehumidification to return materials to verified dry standards—not surface dryness.

    Why Proper Structural Drying Matters

Visible water is only part of the problem. Wood framing, subfloors, drywall, insulation, and concrete can retain moisture long after surfaces appear dry.

Incomplete drying increases structural deterioration risk and may elevate microbial growth potential under favorable conditions. Drying must be measured—not assumed.

    What Happens Without Engineered Drying

    • Moisture remains trapped in wall cavities and subfloors
    • Wood framing swells, warps, and may exceed acceptable moisture content
    • Drywall loses integrity and softens
    • Subfloors cup or separate
    • Musty odors persist due to elevated humidity
    • Secondary damage may fall outside insurance coverage

    What Professional Structural Drying Accomplishes

    • Moisture removed from both materials and air
    • Grain depression created to drive evaporation
    • Hardwood, drywall, and framing preserved when possible
    • Daily monitored drying progression
    • Verified dry standard before equipment removal
    • Complete documentation supporting the claim

Our ANSI/IICRC S500 Structural Drying Protocol

Drying is engineered using psychrometric principles, not guesswork.

    Initial Moisture Mapping

Using thermal imaging, invasive and non-invasive meters, and hygrometric readings, we establish baseline material moisture content and ambient conditions. Hidden moisture beneath flooring and inside wall assemblies is documented before drying begins.

    Controlled Extraction

Standing water is removed to reduce saturation load. Faster extraction improves drying efficiency and limits material damage.

    Engineered Equipment Calculation

Dehumidifiers and air movers are calculated based on cubic volume, material class, and grain per pound (GPP) targets. Equipment is positioned to create balanced airflow and controlled evaporation.

    Daily Psychrometric Monitoring

Relative humidity, temperature, and GPP are measured daily. Equipment configuration is adjusted to maintain drying momentum and prevent stall conditions.

    Final Dry Standard Verification

Materials are tested against established dry standards before equipment removal. Final readings are documented for insurance records.

    Commercial-Grade Drying Equipment

We deploy commercial drying equipment appropriate for each loss, including:

    LGR Dehumidifiers

Low Grain Refrigerant units remove moisture from the air to create grain depression necessary for evaporation.

    High-Velocity Air Movers

Calculated airflow accelerates evaporation across wet materials.

    Thermal Imaging

Identifies temperature anomalies indicating potential hidden moisture.

    Moisture Meters

Verify material moisture content against dry standards.

    Directed Drying Systems

Injectidry and cavity systems deliver dry air into enclosed assemblies when needed.

    Structural Drying FAQ

How long does structural drying take?

Most residential losses require 3–5 days. Timeline depends on material type, initial saturation level, ambient conditions, and class of loss. Equipment is not removed until verified dry standards are met.

    Can you save hardwood floors?

Often yes, if addressed early. Controlled drying with floor mat systems can preserve hardwood when moisture has not caused irreversible distortion.

Why can't I use hardware store fans?

Air movement without dehumidification does not remove moisture from the air. Without grain depression, evaporation slows and drying stalls.

    How do you verify dryness?

We measure moisture content of structural materials and compare to established dry standards. Wood framing is typically dried below 16% moisture content. All final readings are documented.

Structural Drying Done with Measurement and Verification

Drying is not complete when surfaces feel dry. It is complete when materials return to verified moisture levels.
